Recommendation: JPEG, 2048 × 1536 px (4:3), under 4 MB. JPEG is accepted by every MLS that publishes formats (REcolorado and Canopy accept nothing else). 2048 × 1536 meets the highest recommended minimum we found (Canopy) and stays inside the 3000 × 2000 cap on Flexmls MLSs such as CRMLS and ARMLS. 4 MB is the lowest file cap published (RMLS, 2015).

Photo counts: the maximum and the minimum

Published caps: NWMLS 40, Canopy 48, REcolorado 50 published, CRMLS 75, Stellar 100, Bright 150; MRED and ARMLS have announced unlimited uploads. Minimums matter more for fines: HAR requires 6 unique images within 10 days; most others require at least one photo (usually an exterior) at entry or within 2–7 days.

Benefit: Plan the shoot around both the cap and the deadline.

Altered-photo rules differ more than size rules

Where the label goes varies by MLS: the photo description (CRMLS, HAR, Stellar), an MLS-applied watermark (ARMLS), a “Virtually Staged” watermark (RMLS), the public remarks (Bright, FMLS, Stellar), or a yes/no field (MRED). CRMLS, ARMLS, Canopy and HAR also require the unaltered original next to the altered image.

Benefit: Size is rarely why a listing gets cited; undisclosed edits are.

Common Use Cases

One shoot, two MLSs

Scenario: An agent lists in both Stellar MLS and another Florida MLS and wants one export.

Process: Export JPEG at 2048 × 1536 px under 4 MB, keep the set under the smaller photo cap, and put a front exterior in slot 1 (Stellar Art. 04.05).

Compliance: Apply each MLS's own staging rule separately: Stellar requires the photo-description label, the checkbox and the opening sentence in public remarks.

Photos not showing up on HAR.com

Scenario: Photos are loaded in the MLS but HAR.com still shows old or missing images.

Process: HAR does not publish a troubleshooting page we could open. Agent answers on HAR's own Q&A (secondary) describe a delay between Matrix and HAR.com. If photos are still missing after the sync, contact HAR MLS support; and confirm you have loaded at least 6 unique images within 10 days.

Compliance: HAR §1.25.1 also bars contact information in images and photo descriptions — an image can be removed for that reason.

Same software, different rules

Scenario: CRMLS and ARMLS both run Flexmls with the same 15 MB / 3000 × 2000 px limits.

Process: Size rules match, but disclosure does not: CRMLS wants the label in the photo description and no watermark is required; ARMLS requires its system watermark on the altered image.

Compliance: Pair each altered image with its unaltered original immediately before or after it — both MLSs require this.

What size should MLS photos be?
Recommendation: JPEG, 2048 × 1536 pixels, under 4 MB each. Across the 16 MLSs reviewed on October 10, 2026, the highest recommended minimum is Canopy MLS's 2048 × 1536, the pixel cap on Flexmls MLSs (CRMLS, ARMLS) is 3000 × 2000, and the smallest published file cap is RMLS's 4 MB (from 2015). Many MLSs publish no size limit at all — HAR, MRED, FMLS and GAMLS among them.
What is the maximum number of photos on the MLS?
It depends on the MLS: NWMLS 40, Canopy 48, REcolorado 50 published (80 loaded), CRMLS 75, Stellar 100 and Bright MLS 150. MRED (2017) and ARMLS (2021) announced unlimited photos. NTREIS's last published figure is 25, from a 2015 manual, and RMLS's is 32, from 2015 — confirm both with the MLS.
How many photos are required on a listing?
HAR (Houston) requires at least 6 unique images within 10 days of the list date. MIBOR's BLC rules require at least 2 photos for Pre-Market listings. Most other MLSs reviewed require one exterior photo quickly: CRMLS within 2 days, Bright at entry, NorthstarMLS within 2 business days, REcolorado within 3 business days, ARMLS within 4 days, MRED within 7 days and FMLS within 72 hours of going Active.
What file format do MLSs accept?
JPEG (.jpg/.jpeg) is accepted by every MLS in this table that publishes formats. Bright, REcolorado and Canopy list JPEG only. Flexmls MLSs such as CRMLS and ARMLS also accept PNG, GIF, TIFF, BMP and a few others, and ARMLS accepts HEIC from iPhone uploads.
Do I need a particular camera for NTREIS or other MLSs?
No MLS reviewed here specifies a camera. NTREIS's 2015 Matrix manual recommends images of at least 1024 × 768 pixels, which any current camera or phone exceeds; NTREIS Rule 7.30 is about content — photos must show the property's true current condition.
What are Oregon RMLS's photo size rules?
RMLS's most recent published figures are from 2015: up to 32 photos per listing and a 4 MB file limit, with larger files shrunk by the system. RMLS requires one exterior photo as the first image, and Rule 3.8 (effective March 13, 2023) requires a “Virtually Staged” watermark on any virtually staged photo. Confirm current limits with RMLS.
Which MLSs require the original photo next to a virtually staged one?
CRMLS (Rule 11.5.2), ARMLS (§8.23(n)) and Canopy MLS (§1.18.1) require the unaltered original immediately before or after the altered image. HAR requires an adjacent unaltered image when real property itself has been altered. Bright, Stellar, MRED and FMLS require a label or remarks disclosure but not an adjacent original.
Why do some cells say “Not published”?
We list a value only when the MLS's own rules, help center or official notice states it. Many MLSs keep photo specs behind member logins (NWMLS, FMLS) or have none online. Where the only figure is old, the table gives its year so you can judge it.
